PROPERTY TAXES

For fiscal year 2025/26, Scottsdale property taxes are based on a combined primary and secondary rate of approximately  per of assessed value. While the city rate is low, most of the bill funds school districts and Maricopa County. Taxes are managed by the Maricopa County Treasurer; pay online here.

Key Property Tax Details

• Total Tax Rate (2025/26): Estimated at  per of assessed valuation (combined primary of and secondary of).

• Effective Rate: The median effective property tax rate in Scottsdale is approximately, which is lower than the Arizona state median of and the national median of

• Where Taxes Go: Only about 13 cents of every dollar paid goes to the City of Scottsdale; the remaining 87 cents goes to schools, Maricopa County, and special districts.

• Payment Schedule: Property taxes are collected by the Maricopa County Treasurer and are due in two installments, typically in October and March.

• Valuation: The Maricopa County Assessor determines the "Full Cash" and "Limited Property" values, which dictate the assessment.

Important Information

• Tax Relief Programs: Property owners may be eligible for valuation relief or exemptions; information is available through the Arizona Department of Revenue.

• Business Property: Commercial property owners must report personal property to the Maricopa County Assessor.

• Residential Rentals: As of January 1, 2025, the city no longer taxes long-term residential rentals (over 29 days).

For exact figures, you can search for a specific property using the Maricopa County Treasurer's parcel lookup tool.

Las Vegas, Nevada is still smarter than Phoenix

Retiring in Nevada offers superior tax advantages with no state income tax, while Arizona provides a lower cost of living and more diverse, established, and scenic retirement communities. Both states offer year-round sunshine, but Arizona typically features a slightly lower cost of living than Nevada.

Arizona Retirement (Pros & Cons)

• Taxes: Features a 2.5% flat income tax; Social Security is not taxed, and some pensions are exempt.

• Cost of Living: Generally below the national average.

• Lifestyle: Offers a mix of large cities (Phoenix, Tucson) and scenic, high-elevation areas like Prescott and Flagstaff.

• Healthcare/Amenities: Extensive healthcare networks and a massive, established 55+ community scene.

Nevada Retirement (Pros & Cons)

• Taxes: No state income tax, no tax on Social Security, and no estate or inheritance tax.

• Cost of Living: Variable; Las Vegas is often cheaper than Phoenix, but other areas can be higher.

• Lifestyle: Centered around Las Vegas entertainment or quieter, outdoor-focused, smaller towns.

• Housing: Average home prices have been rising, making it slightly more expensive to buy than in some parts of Arizona.

Key Comparison Highlights

• Taxes: Nevada is much more tax-friendly for high-income retirees or those with large pensions.

• Weather: Both have extreme summer heat in low-elevation areas (Phoenix/Vegas), but both offer milder, high-elevation options.

• Entertainment: Nevada is better for gaming and live shows; Arizona is better for cultural variety and outdoor amenities.

Which is better for you?

If maximizing income through tax savings is your priority, Nevada is ideal. If you want a more traditional retirement community, lower overall daily costs, and a wider variety of climate options (from desert to mountain pines), Arizona is generally preferred.
